PROJECT OVERVIEW
Winn Development has completed a $21.5 million adaptive reuse project, converting the former East Haven High School into “The Tyler,” a mixed-income apartment community for seniors 55 and older. Ryan’s Historic Tax Credits team consulted on the $5.1 in federal historic tax credits and $6.4 million in state historic tax credits that were secured for the rehabilitation, making the project a financial reality, alongside the utilization of low-income housing tax credits.
The school was originally built in 1936 under the Public Works Administration (PWA), part of President Franklin D. Roosevelt’s “New Deal.” The three-story, Colonial Revival style school was designed by preeminent Connecticut architect Roy W. Foote.
